End of Summer Checklist

The sun’s starting to set earlier, doonas are coming back onto the bed, you’ll even occasionally have to sleep with the window closed – that’s right, unfortunately summer is starting to draw to a close. That’s going to be exciting news for many of us though, as autumn can bring some incredible moments of undisturbed golden calm and beauty.

Evergreen trees start to stand fresh, tall and proud, while other lawns are covered in a golden blanket of leaves that almost acts like an echo of the shining sun. Before you get right into the swing of autumn though, you should make sure your house is ready!

The weather will change, and the sun may have taken its toll on your property, but let’s look at what you can do to keep your home looking smart as we head into March.

1. Check your Fire Alarms

As it begins to get colder, we’ll all start using fireplaces and heaters. With great comfort comes great responsibility, and that’s why you should make sure the smoke alarms in your house are functioning. The Victorian Metropolitan Fire Brigade recommends replacing the 9 volt battery in your smoke alarms every year when daylight savings ends – that’s the first Sunday of April for those in the states that don’t take part! Also, keep in mind that houses built after 1997 need to have fire alarms connected to 240 volt power mains.

2. Check for Leaks Inside and Out

You always want the home to be nice and dry for autumn and winter, so now’s the time to check up on all of your windows and doors. Seek out any leaks, and re-seal the gaps! That way you’ll stop any invasive draughts, as well as preventing water leakage when the weather inevitably comes to rain on your parade.

Don’t forget to inspect all your outdoor taps  as well and if you have one, your outside shower, for any leaks.  These often have a slow drip which can add significantly to your water bill. Fix these as required.

3. Tidy the Front of your Home

If you are thinking about selling later in the year, the end of summer can be a great time for beautification works on the facade of your home. Even if you don’t sell over winter, maximising that kerb appeal will make your home catch the eye of anyone nearby. A fresh coat of paint, removing the clutter and maybe getting some autumn-friendly flowers arranged in your front yard or in pots can be just the touch you need.

4. Decluter the Gutter

This one’s a bit fiddly but it has to be done! Getting up high with a ladder and ensuring your gutters are clean, clear and strong is vital. They’ll be seeing a lot more action over winter so you need to make sure they can hold up to rainwater and foliage.

Keeping those leaks from before in mind, it’s worth checking the roof for any cracking, loose tiles or similar damage as well.

5. Clean Out Your Vents

If you have air conditioning or other ventilation systems in your home, there’s every chance that bacteria and grime have built up over summer. The humidity forms a fertile breeding ground for bacteria, so going through these systems with appropriate cleaners is a great move before you shut them off.

Think about dehumidifying the home as well! Getting most of the moisture out of the house is great preparation for autumn and winter. Keeping homes dry is a great way to help protect against pesky winter colds in advance.   Clean out dryer vents and hoses as well, and your dryer will work more efficiently.

6. Pet Care

Pets are like us, they like clean beds to sleep on so now is the time to clean and sanitize their bedding and living spaces both indoors and out.  Wash and dry their bedding and ensure they have a warm place to settle down for the night, away from draughts and rain that will come with the season change.

7. Clean Out the Kitchen

Don’t worry, we aren’t suggesting you need to clean out each cupboard, but rather focus on some of the less attractive cleaning tasks…..cleaning the garbage bins!  Rinse out the kitchen bin and any recycle containers with warm soapy water.  Add a splash of disinfectant for a fresh smell and to kill any lurking bacteria. 

Wipe out under the sink and organize all your cleaning equipment.  A tidy space will make you feel super organized!

8. Organise Summer Gear

Start to collect all those summer toys that the kids have been playing with outside over the last few months and give them a good clean with soap and water.  Make sure you throw out, or recycle any broken toys.

Before you pack away your beach umbrella and towels check their condition.  Is the umbrella still working, are the beach towels badly frayed?  Depending on their condition consider throwing them out and take advantage of the any end of season sales to restock your summer necessities – ready for the end of the year.

9. Sort Through Your Wardrobes

As summer comes to an end, spend an hour or so going through your clothes.  If you haven’t worn some of your clothes or accessories all summer and they don’t have any sentimental value, consider donating them to charity or selling them on consignment or on eBay. 

Culling your summer wardrobe now is easier as you’ll know what you have worn over the last few months and won’t get carried away thinking oh I might want to wear that …..But never do.  The other benefit of clearing space is to allow for any new autumn purchases.

10. Inspect the Roof

Now is the time to check your roof for broken tiles, worn out seals around vent pipes and damage to chimneys.  Finding and fixing these before the weather changes is much easier.  This can be a tricky job and certainly one that may be more suited to a professional.

11. Clean the Laundry

The laundry is one of the most used rooms in the home, but is often over looked when it comes to cleaning.  By spending an hour tidying it up thought will help make doing the chores all that more pleasant. 

Clean out the dryer vents of any lint, remove any items around the edges of your dryer as it can prohibit ventilation and can be dangerous.  Wipe down all surfaces, window sills, tops of washing machines and around the buttons where the washing powder may have fallen.  Mop  the floor and throw or put away any items that may have accumulated in the laundry or in my case things I have found in my kids pockets like handballs, toys, pencil…you name it

Are you missing anything that would make doing laundry easier? Consider adding a surface for folding clothes, better lighting, a rolling laundry basket with dividers or a garment rack.

This checklist isn’t just for rounding out the summer, it’s helpful preparation for the seasons ahead. Keeping your home warm and dry will make the middle of the year much easier and relaxing. You’ll be able to curl up in front of the fire and not have to worry about certain bits of maintenance at all! You can thank us later on.

      Preparing for the Season Change

That’s going to be exciting news for many of us though, as autumn can bring some incredible moments of undisturbed golden calm and beauty.

          Eco-friendly ways for a clean start in 2019

          Start the new year with a sparkling home and feel the benefits for you.

          Go beyond vacuuming, dusting and bench wiping to give your whole home a fresh feel for the warm months ahead. Making your own environmentally friendly cleaning products to use around the home is not only cost effective but better for your health.

          The Kitchen

          1. Declutter draws

          Remove all the items from any drawers and cupboards and wipe them out thoroughly with an eco friendly solution of the juice of three lemons, three teaspoons of bicarbonate soda, one drop of dishwashing detergent and a drop of oil such as eucalyptus or lavender. Mix it all together and add to one litre of water. Replace items and cull any broken and unused items and donate any double ups to charity.

          2. Clean the oven

          Rather than kitting yourself up in biohazard suit, try using bicarb mixed with water.  Scrape off as much grime as possible then make a paste and spread it over the walls, top and bottom of a cold oven and leave overnight. The next day use a cloth with hot water to wipe it all down and finish with a final wipe using paper towels. Spread a layer of bicarb on the oven glass and spray with white vinegar until it fizzes. Finish using a soft scouring pad to clean off the grease and wipe clean.

          3. Check expiry dates

          Go through your cupboards, fridge and freezer checking for expiry dates. Throw out anything that is past its used by date and re-organise the remaining products. Position the ones that are due to expire soonest at the front of the cupboard as well arranging products in height order so you don’t leave a small tin of beans to languish for years at the back of the cupboard.

          The Bathroom

          4. Sparkling grout

          Reseal any grout lines by scrubbing the tiles and grout with an abrasive pad then use a hard toothbrush to scrub the grout lines in a circular motion. Rinse the area with clean water and wipe with paper towels. Let the area dry completely before spreading the grout and tiles with a sealer. Allow to cure then remove any residual sealer with a dry towel. Repeat if necessary to achieve waterproof grout lines.

          5. Clean the cabinets

          Empty all the items from draws and shelves in the vanity and cabinets. Carefully discard any expired medications and cosmetics. Throw away or donate any unopened products that have been hanging around for years that you will never use. Wash the inside and outside of the vanity and cabinets and replace items so the most used ones are close at hand.

          6. Detox the toilet

          Pull on some gloves and thoroughly scrub the toilet inside and out using one cup of vinegar mixed with a quarter of a cup of bicarb soda. Don’t forget to remove seat and clean around seat bolts. Wipe with a clean cloth soaked in warm water.

          The Bedroom

          7. Cull your closet

          Sweep and wash the cupboard floor, or for carpeted areas sprinkle baking powder over the area, leave for two to three hours then vacuum well. Put everything back into organised categories and donate items you no longer need to charity.  If your cupboard is in desperate need of help call in the experts to work wonders in your wardrobe.
          8. Banish bed bugs

          Move your bed, get help if it’s very heavy or awkward and put away anything stored under the bed.  Sweep and mop or vacuum the entire floor before putting the bed back in place.  If it’s a sunny day take your mattress outside and let it sit in the sun, turning over after a few hours. The ultraviolet rays will kill any bacteria making your mattress more hygienic.  Wash all bedding in hot water and hang in the sun for a day.
          9. Window wonder

          Throw open the windows and let fresh air fill up your bedroom. Wash curtains according to the fabric or clean blinds with a damp cloth. Wipe the window sills inside and out then clean the windows with a solution of two teaspoons of white vinegar mixed with one litre of water in a spray bottle. Sparkle up the glass using a clean cotton cloth when the sun is not shining directly on the windows.

          Living Room

          10. Couch cleanse

          It might be worth calling in the professionals if your couch as seen a few spills and thrills over winter. If it just needs a bit of a tidy then vacuum all surfaces and wash any cushion covers, blankets or snuggies! Spot clean small stains with a mix of quarter of a cup of eco friendly dishwashing detergent and one cup of warm water blended to for a foam. Apply with a soft brush gently working it into the fabric then use a clean, dry cloth to dab dry.
          11. Dust decor

          Dust pictures and photo frames then clean the glass as well as any mirrors that are hanging. Most marks on painted walls should come off with bit of bicarb on a damp sponge gently rubbed over the spot.
          12. Disinfect door handles

          Wipe away any sticky residue or just general grime on door handles and knobs with an environmentally friendly disinfectant. Mix three to four drops of natural soap and 15 drops of tea tree or eucalyptus oil with two cups of water. Spray onto areas that need cleaning and wipe off with a soft, dry cloth.

          Home Office

          13. Keyboard clean

          Turn off your computer or unplug the keyboard before cleaning so you don’t unintentionally press any keys. Rather than just turning the keyboard upside down and shaking the crumbs out, buy a can of compressed air from the hardware store.  Attach the nozzle and aim the air in between the keys, blowing away any debris that has gathered.

          14. Clean telephone

          For those that still use a landline, unplug it and spray a clean cloth with an eco friendly disinfectant then wipe the handset thoroughly to remove any obvious dirt.  Carefully use a toothpick to clean the small holes or slots on the ear and mouthpiece.  Finally, give the dial pad a wipe over for a germ free phone.

          15. Desk declutter

          Clear the top and the contents of all the drawers in your desk and clean with an all-purpose cleaner made from half a cup of vinegar, one quarter of a cup of baking powder mixed with two litres of water. Start to tidy away, designating one draw to office supplies with pens, pencils, highlighters etc stored in their own tray. Organise your desktop so the surface only has the current projects you are working on at one time.

            Seasons Greetings

            As 2018 nears its close, we’d like to update you on what’s been happening around our office.


            In the wrap up this year, we sold 387 properties, added 93 additional properties into our property management portfolio for our investors, but equally as important for the community, we raised and donated over $50,000 for our charity partners, Cystic Fibrosis, Rosies and the Humpty Dumpty Foundation, along with schools and sports organisation fundraising events.

            It’s been another dynamic year for property markets across the Gold Coast. In our backyard, the Nerang market has had a steady year, with the median house price ($466,500) rising 3.7% over 12 months, according to CoreLogic. Gross rental yields for houses are a solid 4.9% with units doing a little better for their investors (6.2% gross yield based on asking rents of $370 per week).

            Next door at Highland Park, house owners enjoyed near double digit (9.8%) increases in value, making it one of the best performing suburbs west of the M1. And its performance has been consistent for the last three years where its median house price – currently $570,000 – has risen exactly 30%.

            Carrara also had a solid year with the median house price rising 3.8% to $600,000. There was just as much activity inside Metricon Stadium – the home of the Commonwealth Games – as outside it with 184 homes changing hands throughout the suburb.

            I think 2019 will bring a host of new opportunities to the Gold Coast as the city attracts more new residents, infrastructure spending continues and business confidence rises.

            Prepare your home for summer guide

            Indoor

            1. Cool down indoors

            Direct sun beaming through windows can feel like you have a heater on. Close all the windows and shut any blinds and curtains during the hottest part of the day. When the temperature starts to drop open up the house again so it can cool down for the evening. Turn on ceiling and pedestal fans to get the air moving and pushing the warm air out.

            2. Prepare for storms

            Now is the time of year when thunderstorms strike. Get your home ready by checking for cracks, leaks, or deterioration in any caulking around windows and doors. Replace any worn caulk using an appropriate sealant with a caulk gun, available from hardware stores. Any small leaks in the roof can become big leaks when there is lots of water coming down. Fix any problems before they become unmanageable.   

            3. Banish bugs

            Pests can ruin a relaxing afternoon and as the weather warms up the bugs get busier and don’t mind wandering inside. Spray around windows, doors and the house foundations with a barrier insecticide and this should hopefully create a no go zone for bugs. Inside the house spray around doors, kitchen kickboards, under sinks and around windows. Fly screens on windows and doors let the breeze in and keep the pests out.

            4. Rejuvenate windows

            Plenty of time is spent looking in and out of windows when the weather is warm. If your trims are looking a little tired it might be worth sprucing them up, it’s amazing the difference this small task can make. Sand back the old paint and wipe down. Use painter’s tape to avoid getting paint on the windowpanes then brush on a couple of coats for a fresh new look.

            5. Cull the frozen goods

            If your fridge and freezer are groaning with Tupperware, now is the time to start using up all the bits and pieces to make space for holiday entertaining. Don’t take chances with food that is past its best. When in doubt, throw it out! A rough guide to how long you can store food is, fresh meat 1-2 days in the fridge and 3-4 months in the freezer, fresh fish 1-2 days in the fridge and 2-3 months in the freezer and cooked leftovers 3-4 days in the fridge and 2-3 months in the freezer.

            Outdoor

            6. BBQ preparation

            Once a year you should to do a thorough clean on your bbq to keep it in top condition. Disconnect the gas then lift everything out and clean the parts in warm soapy water. Replace ceramic briquettes as old ones can have a build up of fat and food that can make cooking taste bad. Replace everything and make sure it is connected properly. Let the bbq heat for a while so it burns any soap residue off then you’re ready to get grilling.

            7. Mulch garden beds

            Keep moisture in the soil and weeds out by covering garden beds with a 70-100mm layer of mulch. Choose mulch that breaks down to add organic matter to the soil such as sugar cane, pine bark or lucerne. Water in deeply so rain penetrates the mulch layer and gets into the soil. Another advantage of mulch is it keeps the soil a fairly even temperature so plant roots don’t get frozen or fried.

            8. Clean out gutters

            A tedious but necessary job to do before summer sets in is to clear gutters of leaf litter. You can save your house from ember attacks during bushfires. Get a sturdy ladder, bucket, work gloves and some rags to remove dirt build up in the bottom of gutters. Work your way around the house removing any leaves or debris and fixing any holes or damage as you go.

            9. Grow a green lawn

            Watering turf during times of limited rainfall and regular mowing helps keep your lawn growing strongly. The best time to irrigate is in the morning or late afternoon, this gives the grass time to soak up the moisture before it gets too hot. Feed by sprinkling lawn food on a damp grass and water in well. Turf roots can burn on a hot day if fertiliser is not watered in thoroughly.

            10. Plant for flavour and colour

            Plant all the herbs you’ll need for your Christmas feast now. Parsley, chives, basil and mint are all essential and by growing your own you can just pick what you need and waste none. Add some Christmas colour with bright dahlias, gerberas and zinnias and plant gardenias, star jasmine and roses to fill the warm evening air with their floral perfume.

              LJ Hooker Nerang has capped off an outstanding year by being announced as a finalist of two categories in the Real Estate Institute of Queensland’s Awards for Excellence.

              LJ Hooker Nerang was named as a finalist in the Large Residential Agency of the Year category as well is the Innovation category. It is the second time LJ Hooker Nerang have been named in the top residential agency category of the Awards, and the first time for the Innovation award.

              Customer Service Manager Emily-Jane Megraw was awarded Corporate Support Person of the Year in 2018.

              LJ Hooker Nerang Principal Shane Colquhoun said the recognition was the culmination of a momentous year for the office, which included being named as REBs Sales Agency of the Year – Regional, placing Top 5 in Queensland by RateMyAgent and winning the International Customer Service Experience Champion by LJ Hooker for the second time since the inaugral award in 2016.
               
              Additionally, LJ Hooker Nerang moved from its home of 13 years in Lavelle Street, to a new, $5 million purpose-built facility in New Street where the team offers the Gold Coast’s leading customer experience in real estate.
              “Each year we try and better our service record for our clients, and this year we had the added challenge of meeting that goal while managing the relocation to our new super agency,” said Mr Colquhoun.

              “That was a massive effort, and I’m thrilled for our team’s efforts to be recognised by the REIQ.”

              The finalists will progress to the next round of judging and winners will be announced at our Gala Awards night on Saturday, 16 March 2019.

                LJ Hooker moves into top spot for real estate agents

                In a competitive market, LJ Hooker has topped Canstar Blue’s real estate agent customer satisfaction ratings in 2018. It rated five stars across multiple categories, including problem resolution and overall satisfaction.

                The housing market can be a confusing place, whether you’re there to buy, sell, or purely look at what’s available. Regardless of what you’re after, chances are you’ll deal with a real estate agent at some stage, whether it’s in passing at a housing inspection, or spending long hours with them in an office to get that paperwork signed. Finding the perfect home is hard, and so is finding the right real estate agent to guide you through the leg work.

                Real estate agents now take many different forms, including some online-only firms. For many, deciding which to trust will be one of the biggest challenges faced on the path to your next right move. And while some of us might have preconceived ideas about estate agents, having them on your side when it comes to contracts and price negotiations could not only save you hours of stress, but potentially thousands of dollars in the long run. But of course, you’ll have to pay for their help, and costs can be high.

                That’s why Canstar Blue produces an annual review of estate agents, to find out which are rated highest by the people who know best – their customers. Whatever they have used an estate agent for – buying, selling, renting or leasing – we invited hundreds of survey respondents to tell us about their experiences with some of the biggest firms in Australia, when it comes to important factors like problem resolutions, communications & advice, contract handling and value for money.

                LJ Hooker are proud to be announced as the winner of the 2018 award. 

                LJ Hooker Nerang Customer Service Manager Emily-Jane Megraw said it was the team’s priority to make sure they were meeting client’s needs.
                 
                “We’re thrilled to have been recognised for our Customer Experience efforts,” she said.
                 
                “We wanted to create automated systems to ensure that certain things were getting done.”
                 
                “We realised there was a gap between the client’s expectations versus what was actually being offered. They don’t care what kind of business it is, there’s a minimum service they expect.”
                 
                The office formed a Customer Experience team that is dedicated to ensuring customers are given excellent service with multiple touch points throughout the year.
                 
                “These days people are so into technology, they are constantly being spammed with emails and text messages. We realised early on it was all about phone calls,” Ms Megraw said.
                 
                “People are responding because they have gone so far into technology, they’re now surprised when they receive a phone call.”
                 
                “What we are trying to do is form that human relationship. Customers are often shocked that someone has picked up the phone and is actually calling.”

                  Finalists for the AREA's Announced

                  LJ Hooker Nerang are proud to be announced as a finalist in the 2018 AREA awards for Excellence in Customer Service.

                  The REA Group (owners of multiple real estate produts includes realestate.com.au) announced their finalists last month, with the winners announced on November 15th.

                  The Annual REA Excellence Awards (AREAs) consists of 22 awards. There are three Award categories (Innovation, Community, Service and Marketing Excellence) plus a special award for Residential Real Estate Agents, Commercial Real Estate Agents, Developers, Homebuilders and Project Marketers that highlights the agency that is ‘best in class’ across all three Award categories.

                  The Awards will be assessed by a panel of highly qualified judges using a robust framework that ensures the application process is equitable and impartial.
